Attic Condensation, Black Mold and Spray Foam

The homeowner noticed moisture condensation occurring in the attic and since then, black mold has developed on the OSB board. Among the factors working against the roof system: the insulation fill was about an R-16, there were no intake vents at the eaves, the bath vents were venting into the attic, and the whole house humidifier was adding even more moisture during the winter months.

We had to do three things: remove the contaminates, and seal the attic with closed cell spray foam insulation, and properly ventilate the roof system.

The attic was condensing very heavily on the roof OSB sheathing. As a result mold had formed. The insulation was poor and the ventilation was not adequate to remove the moisture. The attic was starving for air. We started by removing the black mold. Then the solution was twofold: Better insulation and better ventilation. By combining both, the benefits are a no condensation warranty for the customer. The roof system is now designed to not condensate anymore and to prevent mold from occurring again.

Tom took the time to sit down with us and explain why we needed to address both ventilation and insulation. I was convinced when he offered us a 10 year no condensation warranty.
